Path To Buying A Home

1. Selecting a community and lot
Once you have decided on the perfect floor plan it is time to choose your lot. Are you looking for a bigger backyard or something
near a lake? It all depends on what’s important to you.

2. Financing
After you have found your dream home, it is time to meet with your lender to get pre-qualified. Ask the Builder about his preferred
lender because Builder contributions might be available. Once your lender has approved you, you will be contacted by the Sales
team to schedule a meeting to sign the Builder’s contract.

3. Signing the Builder’s Contract
Once you have selected your floorplan, lot and have been pre-approved for financing, it is time to sign the Builder’s Contract. The
Builder has their own contract because there are terms related to new construction as well as warranty information. With any
contract, we recommend that if there is anything you do not understand that you hire legal counsel for clarification.

4. Design Appointment
The design appointment is usually one of the most exciting parts of the process for new homebuyers! During this appointment, you
will meet with the Design Consultant to customize your new home. Depending on what stage of construction your home is in, you
will be able to select your finishes and even upgrade a few options if you wish. Please be aware that any options such as a pool,
screen enclosure, upgraded flooring or electrical are not part of your Builder’s Contract. These upgrades are under a separate
agreement and require a 50% deposit at time of selection. The remaining balance is due at closing under separate agreement.

5. Construction Process
Once the construction team receives the permit from the County or City, it is time to begin the site work and pour the slab. The next
5 months will be an exciting time as you see your new home come together from the ground up!

6. Final Walk Through Inspection:
A few weeks prior to closing, our sales team will contact you to schedule your final home inspection with the Builder’s representative
to review any pending items. Once all items are addressed, the Builder will ask you to come back to the home to see the finished
product.

7. Closing:
After receiving and reviewing the closing documents from your Lender, it is time for closing! The title company will schedule a closing
date and time with you where they will review all title and loan documents. After that it is time to move in and your new WHB
home!
